Signs You Need Professional Foundation Repair
If you have found symptoms that you believe may be a result of foundation settlement, contact us for a free evaluation. Symptoms or signs of foundation settlement often consist of:
Exterior Brick Cracks: Although it’s common for small fissures to develop over time due to age, it’s important to know where the line is drawn between normal and hazardous. Spotting horizontal cracks on your exterior bricks could indicate a shift in your foundation and an unusual amount of settling. Horizontal cracks are typically more concerning than vertical cracks, as they could be exhibiting that your house is under an immense amount of pressure.
Foundation/Concrete: An upheaval of your foundation can be a result of forces such as moisture and frost. Heavy rains and problems with your plumbing can produce an overabundance of moisture trapped below your foundation. When this happens, the soil underneath can become extra heavy, pushing your foundation upward. The shift can then result in the appearance of cracks.
Wall Cracks: Just as with exterior brick cracks, wall cracks that are noticeably horizontal can be a cause for concern. Cracks at a 45-degree angle may indicate a detrimental amount of foundation movement. Should this be the case, the sheetrock inside of your walls could tear and lead to a whole mess of trouble.
Separation Around Doors and Windows: A common sign of a foundation issue is abnormal gaps around your windows and door frames. This can lead to drafts from your windows, ultimately resulting in uneven interior temperatures. Spaces in your door frames can lead to problems closing your doors, as it can be harder for them to fully latch. It can also cause your doors to stick, making it harder to get them open.
Cracks & Slopes in Floors: A slope in your floors is a telltale sign of foundation problems. Floors are prone to squeaking and sagging when impact pier and beam foundations are damaged. If the issue lies with concrete slabs, floors tend to be uneven. Both of these issues can be dangerous, so it’s vital to get the issue resolved as soon as possible.
Foundation Settlement Services
Unfortunately, foundation settlement is much more common and prevalent than many realize, especially throughout NC and SC. Foundation settlement is a term that no one likes to hear and is an issue that no one hopes to experience. However, if the correct steps are followed and if the proper repairs are provided, then the issue can generally be resolved quickly and permanently, with little to no disturbance to the property, for an expense that is less than initially anticipated, and without decreasing the value of the property.
Foundation settlement is generally caused by movement within the soils that the foundation rests upon. The movement within these soils can be a result of various factors such as periods of drought conditions, periods of heavy rainfall, consolidation of backfilled soils that had been poorly compacted, decomposition or decay of materials within the soils, drainage issues, a lingering plumbing leak, erosion, and/or simply the presence of poor native soils.
Although the cause for the movement within the soils (and consequently the foundation) can vary, the most common and most effective solution deemed necessary typically consists of installing underpinning helical piers.
Installation of Underpinning Helical Piers
The installation of underpinning helical piers is a proven method of repairing foundations that have experienced settlement. The helical piers provide support and stabilization for the sections of a foundation that has experienced settlement by transferring the weight of the structure from the base of the foundation (the footing) down to a layer of suitable load-bearing soils.
Carolina Foundation Solutions specializes in the installation of underpinning helical piers as a means of foundation repairs. CFS is a certified CHANCE Installer and takes pride in using the best materials in the foundation repair industry. We use helical pier products manufactured by CHANCE, which are ICC-ES certified, and that consist of hot-dipped galvanized steel made in the U.S.
CHANCE is the oldest and most trusted manufacturer of helical pier products in the world. In 1912, CHANCE became the first manufacturer of helical pier systems. In addition to the “Life of Structure Warranty” offered by CFS, the helical piers are also covered by a “30 Year Peace of Mind Warranty” by CHANCE.
